Then you must’ve already known that starting a property business requires a big investment, right? WRONG. You can use little money to invest in property using the Low Money Down Strategy
In fact, I got started in Property with Less than £4,000.
One of my students, Ellen got his first Low Money Down deal for less than £2,000.
It’s all well and good me telling you that I’ve done it, but the reality is, that you can also start a property business with minimal investment. Here’s how:
1. Sell Property Deals to Investors
Property Sourcing or Trading is a strategy whereby you can get paid by an investor for finding them a suitable investment property. You’re essentially finding and selling property leads. The average fee for one of these deals is between £3-£5k.
2. Rent-to-Rent
You can rent out a property from a landlord, legally under a Management Agreement, and then rent that property out to other people. You could do this by turning it into a Serviced Accommodation unit, renting out the room individually or just the standard single let. After paying your rent and bills for that month, the extra money you make on the property, you keep as a profit.
2.1 Rent-to-Service Accommodation
When renting out a property from a landlord, you could do a light refurb, and then stage the property to make it appealing for guests to want to stay there, and then advertise it on sites such as, Airbnb, Booking.com, Vrbo, etc.
2.2 Rent-to-HMO (House of Multiple Occupancy)
When renting out a property from a landlord, you could rent out the rooms individually. This will make the total rent of the property higher.
2.3 Rent-to-Single Let
When renting out a property from a landlord, you could rent out the property as a whole to an individual, couple or family. This is the least common R2R strategy, but it may be appropriate for your area. One of my students, Becci, does this very well with her R2R units.
In essence, creating a property business is not impossible if you have the right strategies and guidance to start, you’ll always find a way to make it successful. So having a few thousand pounds in your account can bring a good monthly income for you. Don’t let the lack of money stop you from getting started.
